How Much Should A Property Inspection Cost?
“How much do you charge ?” the prospective client asked.
I take a deep breath as the alarm bells started to sound in my head.
We were not even a minute into our conversation and were immediately talking price. The prospect had googled geraldton property inspections and our site comes up on the first page and decided to pick up the phone for a quick chat.
Now don’t get me wrong, I have no qualms about being very upfront about the issue of cost. But when a conversation is first and foremost about pricing then it is a good sign that they are shopping around and not a serious punter.
Usually we ask a few question about the property and get as much information as possible, after a 15 minute or so phone call we then go over what we have discussed and get a proposal to them ASAP or at the latest before the end of the day.
So How Much Should a Good Property Inspection Cost ?
There is no standard fee for a building and or pest inspection so be aware, the cheaper the fee, the less reporting that may be carried out. The purchase of any property is always going to be a large investment in the hundred’s of thousand’s of dollars at least so why would you skimp on saving $100 0r $ 200 on trying to get the cheapest and maybe not the best property inspection on the market?
The cost of a standard Pre-Purchase Building Inspection Report will depend on ability. As a guide only, the fee should be between $500 and $1,000 depending on the inspector’s experience and the size of the property being inspected.
Some inspectors may charge a 0.1% inspection fee of the contract sale price. This process is common in other Countries. If you are quoted anything below $400 you may want to rethink this offer and investigate further by following our tips in finding a qualified inspector.
Several companies are quoting up to $400-00 in 2015 for both pest and building inspections. This is simply impossible for a competent property inspector to carry out both using the relevant Australian Standard’s requirements to produce a reporting document in as little time that may be expected.
A car inspection will cost you $250 for a $10,000 car so what would you pay to inspect a $500,000 home? (Do the math!)
Over 70% of Australia’s Pre-Purchase Property Inspectors are either uninsured and or are not appropriately qualified or accredited so make sure your inspector is fully insured and is Housesafe accredited.
