Some home buyers opt not to get a building and pest inspection conditions on there contracts.
This means that they are putting in an unconditional offer or one ‘not subject to’ the outcome of a building and pest inspection to try and save a few dollars. Obviously this can leave the purchaser fairly vulnerable, especially those first-time buyers who are generally vying in the most competitive space of the market and who have the least experience in assessing a property themselves.
So what is the answer?
Do you simply cross your fingers, get your offer in as quick as possible to get things moving, leave it unconditional and hope that you haven’t just made a very expensive mistake purchasing a property with some major defects or worse yet, the presence of termites?

Our argument to this is that in the long run would you rather pay a few hundred dollars on inspecting a handful of properties you will never own (the average home buyer these days generally makes less than 5 losing offers on homes before winning one) or potentially many thousands (or even tens of thousands) of dollars on rectifying the significant problems you never knew about on the property you now own.
